ANOTHER DONE DEAL! SOLD
(Another Record Breaking Price)

A 14,975-square-foot vacant tract of land in Miami’s MiMo district has sold for $1.2 million, according to Chariff Realty. The property, which is located at 6405 Biscayne Boulevard, previously sold for $300,000 in May 2011. Chariff’s Lyle Chariff and Mauricio Zapata represented the buyer, while the seller was not represented. Chariff said the price broke a record for the area at $80 per square foot. Buyer AKORP Development plans to begin development on a 10,000-square-foot retail building on the site.

Chariff handles Record Breaking Biscayne Boulevard sale of a motel in the Mimo District for $3.5 Milion The Sunshine Motel in Miami’s MiMo neighborhood has sold for $3.5 million, The Real Deal has learned. Chariff Realty Group’s Lyle Chariff and Mauricio Zapata represented seller 7350 Biscayne Boulevard in the transaction. The 8,000-square-foot property sold for an average of $437 per square foot in an unlisted transaction. The buyer was Cool Hand Investments, a limited liability company which is managed by John Kunkell, CEO of 50 Eggs Restaurant Group, which is reportedly acquiring the site for its corporate headquarters. The property last sold for $1.45 million. High Street Retail represented the buyer. 50 Eggs owns and operates Miami-area restaurants including Miami Beach’s Yardbird. Chariff said the sale represented a record for a hotel in MiMo.

Developer Craig Robins is continuing his buying spree in the increasingly-active Design District in Miami, according to deeds filed in Miami-Dade County Circuit Court, taking four properties for a total of $27.3 million. 

"[Robins] has been very active," said Lyle Chariff, president of Chariff Realty Group, who facilitated the transaction for the buyers and the sellers. 

The four properties, which were each recorded this month, are located in the Design District; Robins purchased the properties through limited liability companies. 

Chariff and colleague Mauricio Zapata facilitated the transactions, which are as follows:

Lady Jane Acquisitions took 99 NE 39th Street for $10 million; Norwegian Wood Acquisitions bought 92 NE 40th Street for $7 million; Lovely Rita Acquisitions bought 95 NE 40th Street for $8.2 million and Amir Lots purchased 3815 NE Miami Court for $2 million. 

"We've seen lots of action since the announcement of high-end luxury retail tenants moving to the district," Chariff said.
